Landlord and HMO Services

At Assured Safety Test , we provide a one stop solution for landlords and HMO's. For a fixed fee we will test all portable appliances in your property, including fixed and movable appliances*.         (This includes appliances that are connected by way of a fixed fused outlet).

We also test microwave ovens to EN60335-2-25  making sure leakage is below 5mW/cm2 at a distanced of 50mm, we also test the power output using water and temperature measurements to give an accurate power rating. 

All Power outlet sockets in the property are individually tested to make sure they are safe.

All fuses are checked for the correct rating according to the appliance requirements. RCD's are also tested if these are used. 

A lot of domestic fires are caused by the incorrect use of extension leads and chargers. We can also offer to supply and fit double 45W USB-A and USB-C sockets to existing double socket outlets reducing the need for both chargers and extension leads throughout the property.

After the work is carried out you will receive :

Appliance register for the property (individual asset numbered)

Full pass/fail reports

RCD report

Microwave safety report

Images of items that need attention / or fail inspection

Certificate of electrical safety testing

* Appliances like washing machines, dishwashers, large fridge freezers will not be moved if damage to flooring or fixtures could occur. We will endeavour to test these and discussions with the person responsible will usually resolve any possible issues that may arise.
